Also, <br />he stated that in laying out the lot lines there <br />are problems if the natural lot lines ;ire not <br />followed. When they first layed out the lets the <br />average area was 2.3 acres excluding the wetl:Inds, <br />with some of the lots being lass ,h-in two acres. <br />He explained that on their first plan the access <br />was on Dakota Avenue, but it was decided that <br />any other accesa would be better thin D-3kota <br />Avenue. <br />Nancy Cawron, 920 Dakota Avenue, coniawnted there <br />already is a traffic problem on Dakota Avenue. <br />Mrs. Merrill Swanson, 1820 Lakeview Terrace, <br />agreed there was a traffic problem there now. <br />Paul Meyer, 940 Dakota Avenue, asked how many <br />homes could be supported without City sewer. <br />The Zoning Administrator replied this had not yet <br />been addressed. Mr. Adams responded that when <br />someone comes in to build, they will check Each <br />building plan and septic system plan. <br />The Toning Administrator pointed out on the soils <br />map which lots would support a septic system and <br />which ones would not. Mr. Adams pointed out <br />which lots the City Engineer stated would require <br />a soil test. <br />The Commission discussed the lay of the lots and <br />any possible changes necessary so that all the lots <br />would meet the two acre minimum lot size requirement. <br />The Commission expressed concern that the City <br />Engineer's letter of November 28, 1977 indicated <br />the proposal not be approved because it was <br />questionable that each lot could support a satis- <br />factory on -site disposal system, and now it seems <br />he has changed his recommendation since writing <br />the letter. The Commission questioned the validity <br />of the letter. <br />Mayor Van Nest explained that originally the City <br />Engineer reviewed the Hennepin Cc,unty sails map <br />which only indicated very general inro nr i.itl-,n. If <br />there were :any yucstions .at that time the City <br />Engineer was asked to make a study, as was done <br />In thi case.
