City of Orono, Minnesota <br />Page No. 2 <br />Jar.uary 19, 1978 <br />3. Interests of The Farm at Long Lake, a Minnesota general <br />partnership, John M. Hartwell and Timothy Adams, sole general <br />partners, under an unrecorded Contract for Deed dated <br />August 25, 1977, in the original principal amount of <br />$130,000. Said interests extend to the land described in Ex- <br />hibit A, except the land described in Exhibit B. We under- <br />stand that upon filing of the plat for the subdivision The <br />Farm at Long Lake, Timothy and Mary S. Adams will quitclaim to <br />the partnership The Farm at Long Lake all rights to land in the <br />subdivision and, in exchange, will receive Lot 15 of the subdi- <br />vision, which is the Adams homestead. <br />4. Highway Easement in favor of the County of Hennepin, dated <br />July 3, 1954 and filed August 25, 1954 as Document No. 432938. <br />Said easement is along the northerly boundary of Parcel 2, <br />Lxhibit A. <br />5. Hennepin County State Aid Highway Number 6, Plat 5, dated <br />September 1, 1970 and filed September 1, 1970 as Document <br />No. 976842. Said plat relocates the highway easement along <br />the northerly boundary of Parcel 2, Exhibit A. <br />6. Real estate taxes pavahle in the year 1978 in an amount which <br />is not yet available. <br />7. Special assessments and deferred installments thereof, if any, <br />heretofore levied against the described property, prepayment of <br />which is not yet enforceable. <br />8. Building and zoning laws and regulations. <br />9. You should assure yourself that improvements are located on t'.e <br />described property and that there are no encroachments thereon. <br />10. You are, of course, charged with the rights of parties in possession, <br />whether as tenants or otherwise, and of materiale.en and laborers <br />who have furnished material and performed work on the described <br />property within the last ninety (90) days. <br />11. The Owner's Duplicate Certificate of Title is in our Possession. <br />NOTE: Proceedings Subsequent to the Initial Registration of Land (Case <br />No. A-189i:3)were commenced on January 2'j, 1978 to amend the legal <br />descriptions in Exhibit A as follows: <br />a. To the end of the legal description for Parcel 1 add <br />"a part of the north line is monumented by Judicial <br />Landmarks set in Torrens Case Ao. 12396." <br />
