APPROVAL OF A PLAT AT <br /> 900 WILLOW DRIVE NORTH <br /> -FILE NO. 2275 � <br /> WI�REAS,Theodore F. Wolf and Myrna T. Wolf, (hereinafter the "subdividers") <br /> on July 24, 1997, filed a formal subdivision application with the City for approval of a two lot <br /> residential plat of property legally described as: . <br /> ' That part of the North 316.80 feet of the South 825.00 feet of the South Half <br /> of the Southwest Quarter lying West of the East 990 feet thereof, Section 27, <br /> Township 118, Range 23 (hereinafter "the property"); and <br /> WI-�REAS, after due published and mailed notice in accordance with Minnesota <br /> Sta.tutes 462.358 et. seq. and the City of Orono's Zoning, Platting and On-Site Septic Codes, <br /> • the Orono Planning Commission held a public hearing on August 18, 1997, at which time all <br /> persons desiring to be heard concerning this application were given the opportunity to speak <br /> thereon; and <br /> WHEREAS, at their regulaz meeting held on September 8, 1997, the Orono City <br /> Council considered the subdivision application of Theodore F. and Myrna T. Wolf noting the <br /> following findings of fact: � � <br /> 1. The property is located within the RR-1B Single Family Rural Residential <br /> Zoning District requiring a m;n;mum of 2 acres of contiguous dry buildable land <br /> within each newly created lot. <br /> I 2. The property contains a total of approximately 11.76 acres, 6.73 acres are <br /> considered dry buildable. <br /> 3. The proposed plat contains two residential lots that each meet the 2 acre <br /> . � minimum. Lot 1, the front lot, contains 4.01 acres.
