Ma busth <br />DATE: November 10, 1981 <br />SUBJECT: #626 Proliminary Subdivision Approval <br />Conditions of Approval <br />Subdivision consists of 7 residential lots and a road <br />outlot per survey dated October. 29, 1981. <br />2 - The new access location and plat road (designated as a <br />50' wide outlot) have been approved. All seven lots must <br />be served by the plat road. City will require a road anti <br />utility easement and private road maintenance co venantF. <br />3 - Drainfield area locations approved per September 16, 1981, <br />report by Mike Gaffron. All septic site locations to be <br />staked and protected during road construction and indi.:*iduai. <br />site development. <br />4 - All new construction shall meet the standards of the RR-Q <br />zoning disc:ict. The City will not grant setback variances <br />for new construction. <br />Improveatents Required <br />Applicant intends to complete the grading and bed work for plat. <br />road prior to final plat approval. Al' plans must be reviewed <br />and approved by the City Engineer, Glenn Cook of Benestroo, Rosene, <br />Anderlik & Associates, 2335 Hic,hway 36, aint haul, MN 55113 <br />prior to road construction. All major grading plans and road <br />plans must be reviewed by the M.C.W.U. prior to final plat approval. <br />The paving of the road will be completed pri, to the issuance <br />of a third building permit. JevelopQ rs will nter into a separate <br />agreement (resolution) with the City at the time of final plat <br />approval confirming the requirement of paving prior to issuar.e <br />of a third building permit. <br />Final Plat Submittals <br />All of the following must be provided to the City no lat"r than <br />November 9, 1982, or this preliminary approval is v"id. Allok <br />one month from time of submittal to final Council approval. <br />1 - Record plat drawing in the form of two (21 mylar copies <br />and pane (1) copy reduced to 1" = 200'. Drawing to include: <br />a) lot lined platted per preliminary survey dated 10-29-R1 <br />b) plattinc3 of private road as an outlot <br />c) DesiInation of the wetlands as drainage easj1ments per <br />survey line at approximate 985. 42wontour on [trolliTinat; <br />survey date1 10-29-01. "Wetlands" should also be <br />designated within the drainage easements on the mylat. <br />
