' Lloyd 1COw- <br />7 <br />Page <br />g� <br />PLANNING COMMISSION MEETING, April 10, 1978 Sketch Plan Review <br />The Planning Commission suggested preliminary plat indicate the <br />following: <br />1. Topography and wetlands identification and locations <br />2. Calculated dry buildable area for each proposed lot <br />3. Consideration of extending road easement through <br />Jackson subdivision to Brown Rd. <br />4. Drainage easements and design. <br />Planning Commission Meeting - May 8, 1978 <br />Acting Planning Commission Cbairwoman Gloria McDonald announced <br />that this was the time and place for a public information meeting <br />for the Lloyd S. Kelly Subdivision at 85 South Brown Road. <br />Applicant L, S. Kelly was present. A new sketch plan was presented <br />to the Planning Commission showing four proposed lots with access <br />road continuing through west end of property for possible future <br />connection to adjacent roadway. <br />Staff recommended this roadway become an outlot and that Planning <br />Commission should address location and future filling of wetlands <br />as they pertain to existing and proposed roads. Mr. Kelly stated <br />the existing road will continue to be used for the present time. <br />Staff recommended possible jog of road outlot to include existing <br />access across wetland and that wetlands easement should be addressed. <br />Notion by Hannah, seconded by Frahm and approved unanimously to give <br />conceptual approval to this subdivision contingent upon appropriate <br />presentation of further information: <br />1. Soil tenting must indicate adequate sewage treatment <br />capability. <br />2. Locations and setback distance* of all existing <br />structures must be shown. <br />3. Private road must be platted as an outlot. <br />4. Easement over road be granted for future city use. <br />5. Park dedication fee paid. <br />6. Due to concern regarding location of road through <br />marsh area, prior to final council approval, construction <br />plans of roadway should show it will not interfere with <br />the character of the existing marsh. <br />7. Marsh issue must be resolved. <br />8. Adequate drainage plans must be submitted (including <br />topographic map). <br />Staff Note - May 16, 1978 <br />Applicant is preparing revised map and septic information as requested <br />by Planning Commission. <br />
