Rice and Deborah Rice (hereinafter "the applicants") <br /> are owners of the properry located at 2700 Kelly Avenue within the City of Orono (hereinafter <br /> "City") and legally described as follows: � <br /> Lot 8, Vern-Mar Manor, Hennepin County, Minnesota (hereinafter "the property"); and <br /> WHEREAS, the applicants have applied to the City for a variance from <br /> � Municipal Zoning Code Section 10.24, Subdivision 5 (B) to build a deck on the west and north <br /> side of an existing residence. Variances for a reaz yard setback to reduce the required yard <br /> from 25' to 21' where 30' is required; and a side yard adjacent to a street (Lydiard Avenue) <br /> setback to reduce the required corner side yard from 30' to 21' where 30' is existing are <br /> required. <br /> NOW, THEREFORE, BE IT RESOLVED by the City Council of Orono, <br /> Minnesota: <br /> FINDINGS <br /> 1. This application was reviewed as Zoning File #2255. <br /> 2. The property is located in the LR-1B, One Family Lakeshore Residential Zoning <br /> District where the minimum lot area requirement is 1 acre. The lot area is <br /> 22,324 s.f. (.512 acres). <br /> 3. The Orono Planning Commission�reviewed this application on August 18, 1997, <br /> and recommended unanimous approval of the proposed variances based upon the <br /> following unique findings and hardships: <br /> � Page 1 of 4 <br />
