The decks are old and deteriorating. The new decks will be the same size and in the same <br />location as the existing decks. The decks are approximately 150-175' from the shoreline. <br />The applicants are not increasing structure or hardcover. The structural coverage on the lot will <br />remain at 5,221 s.f. (6.7%). The hardcover amount in the 75-250' setback area will remain at 9,237 <br />s.f. (24.06%). <br />The applicants seek approval of an average lakeshore setback variance. <br />1.
