General Concept Plan <br />A r:rpose: The general concept plan provides an <br />opportunity for the applicant *o submit a plan to <br />the City showing his basic in`--nt and the general <br />ature of the entire developm,.r.t without incurring <br />substantial cost. The plan sh.:1!.1 include the <br />following: <br />1. Overall maximum PUD dens;+.y range. <br />2. General location of major streets and <br />pedestrian ways. <br />3. General location and extent of public and <br />common open sp=ace . <br />4. General location of residential and <br />nonresidential land uses -.pith approximate type <br />and intensities of development. <br />5. Staging and time schedule of development. <br />6. Other special criteria for de.•elooment. <br />B. Sched--le: <br />]. Developer meets with the 2,oning Administratoz <br />to discuss the proposed developments. <br />2. rho applicant shall file the concept stage <br />application and preliminary plat, together <br />;t'h all supporting data. <br />3. Within t;drty (30) days atter verification by <br />the 2rninu Atwinistrator that the required <br />plan and s-:pport•ing data is adequate, the <br />Planning Cz)u-ruds-,�ion shall holf.-1 a public <br />hearing. <br />4. The Planrdng Conan>ssion shall conduct the <br />hearing and report its findings and make <br />recot.:aendations to the City Council. Notice <br />of the hearing shall consist of a legal <br />p-oper'.-,{ deacription, description of request, <br />r_nd be published in the official newspaper at <br />least ten (10) days prior to the hearing and <br />written notification of the hearing shall be <br />mailed at least ten (10) days prior thereto to <br />owners of land within three hundred fifty feet <br />(3500) of the boundary of the property in <br />question. <br />
