E. Available Zoning Districts <br />This proposal is for a rezoning to R-1.A, One Family <br />Residential District through the PRD, Planne.3 Residential <br />Development process. Both of these zoning districtL; are <br />listed among the available zoning districts for rezoning <br />within the Highway 12 Corridor Area. <br />F. Building Design and Construction <br />These standards are intended to control the development of <br />multifamily residential, commercial and industrial uses, <br />and are not intended tj apply to single family residential <br />development. <br />G. Requirement of Development Agreement <br />It is anticipated that a development agreement will be <br />drafted and executed prior to the completion of the <br />approval process. <br />QEVELOPMENT SUMMARY <br />Site Area: Sq. Ft. 32.6 Acres <br />Single Family Lots: 25 <br />Homes per acre: .76 <br />Private (shared) open space: 8.4 acres <br />Average Lot Size: 35,000 sq. ft. (0.8 ac.) <br />Area in Private Roadway: 2.2 ac. <br />DUX-LOPMENT ANALYSIS <br />Although it appears that with the continue' refinement of the <br />proposed plans and the completion of cont ued analysis, <br />negotiations, and agreements, that the required findings for <br />colsistency with the Special Min4.mum Requirements For Rezoning <br />in t'".a Highway 12 Corridor Study Area can be met. There are, <br />however, some design details that should be discussed and <br />resolved through the review and approval process. <br />Th-a first issue relates to the location of the access onto <br />Brown Road. The City Engineer recommends that this access <br />should either be moved north to the top of the hill, or south, <br />approximately 50 ft. <br />This second issue is a length of the proposed cul-de-sac. The <br />proposed length is 2100 feet. While the City does not have a <br />standard for private streets, it does limit the extent of <br />public cul-de-sacs to 1000 ft. All of the alternatives <br />priapared by the City's consultant showed the roadway in this <br />subdivision connecting to Pine Ridge Lane. <br />
