Based on conversations <br />with City Administrator Mark Burnhardson and Consulting Planner John Shardlow, <br />it is our understanding that subseque„t follow-up zoning submissions may by pro- <br />cessed under your forthcoming Planned Unit Development Ordinance. <br />Th proposed prelim nary develoment consists of two separate residential neigh- <br />borhoods labeled <. and B or, th? plan. Neighborhood A is proposed to be a <br />32.4-acre luxury ..ingle-family subdivision consisting of 25 3/4- to 1-1/4-acre <br />lots served by pua'ic sewer dod r!dter. This neighborhood also includes <br />approximately 8.4 acres of privately rontrolled open space with a crushed gravel <br />walking trail. The pl?n for this neighborhood calls for an aggressive Woodland <br />Preservation zone in which building and site grading would not to allowed. We <br />are requesting that the current RR 1-8 zoning be changed to RI -A to allow for <br />the development of this neighborhood. <br />Area 8 is proposed to be a 7.1-acre neighborhood consisting of 44 apartment <br />homes. These homes are situated in a two-story building served by underground <br />parking. <br />As depicted in the enclosed sketch, the building would be constructed of both <br />wood and masonry and is covered by a 1�-,w-pitched hip roof to enhance its resi- <br />dential character. The site has been laid out to utilize the natural screening <br />provided by the existing vegetation and steep slopes along Highway 12 and Brown <br />Road. The neighborhood is also served by a separate building to store boats and <br />other recreational equipment. This t,u;l;+inq would be constructed of the same <br />materials as the apartment horses.
