Mabusth <br />DATE: September 16, 1981 <br />SUBJECT: #642 Subdivision <br />Conditions of Preliminary Approval <br />1 - 3 lot subdivision per survey dated 4-3-81, revised 7-24-81 <br />2 - Access to all three lots will be via an unimproved public <br />dedicated 20' wide right of way. <br />3 - Existing septic systems serving each of the three residences <br />satisfy all standards of the septic code. The septic testing <br />required for this review reveals suitable area for septic <br />expansion on Lot 1, Block 1 and for the guest house on Lot 3, <br />Block 1. <br />4 - All future construction must meet all the standards of the <br />LR-lA zoning district. <br />5 - To grant a conditional use permit for the existing guest <br />house on Lot 3, Block 1 with a total area of 3.59 acres. <br />6 - Lot 2 and %ot 3, Block 1 are riparian to Lake Minnetonka. <br />Lot 1, Block 1 is not riparian to Lake Minnetonka. <br />Improvements Required <br />1 - Prior to final plat approval a new septic system is to be <br />installed to serve the guest house and changing rooms at <br />poolside. The septic design must be reviewed by the City <br />staff prior to the issuance of a septic permit. <br />Final Plat Submittals <br />All of the following must be provided to the City no later than <br />September 14, 1982 or this preliminary approval is void. Allow <br />two weeks minimum from time of submittal to final Council approval <br />. <br />"� &*A ►-4pt Iti (f f <br />1 - RECORD PLAT drawings in the for/Iof two (2) mylar copies <br />and one (1) copy reduced to 1" - 200'. Drawing to include: <br />a) lot lines platted pier preliminary survey - revised 7-24-81 <br />b) shoreline of Lake Minnetonka <br />c) dedication of "drainage and utility easements" 10' wide <br />along all perimeter property lines and 5' each side of <br />internal property lines, except omit at lakeshore. <br />d) to select a name for the plat. <br />Legal Documents Required <br />1 - Title opinion addressed to the City. All owners, mortgage <br />holders or others with property interest indicated therein <br />shall sign the plat and all other documents affected by <br />such interest. <br />
