There are existing residences on <br />each lot. Lot 1 contains the caretaker's hou- f-ir the Sweatt <br />mansion. The Reeds will retain ownersrip of a lot as loraq <br />as the caretaker lives at the :esilence. <br />Access for all three lots is via a public: road of a 20' width <br />( unimproved public de•' . ca t ed roa,:i) . <br />The septic testing has been completed requiring no lot line <br />changes in the preliminary plan apprfived by the Planning <br />Commission. Staff required a complete set of septic tests <br />for lot 1, the caretaker's lot, f.,r ,t will support a new <br />home at some time in tha future. Lot Z was to Le tc'��•-c c' <br />for an alternate drainfield site. A complete set of septic <br />tests was required for the septic system serving the •guest <br />house and pool changiny rooms. The existing system door not <br />meet the required 75' setback from the lake nur does it reet <br />the required separation tr(jm the water table '929.40) at <br />this location. <br />There is a quest house on lot 3 that has been there for �•�: r <br />30 years. -'n 1975, the assiessed fair market value of the <br />quest house was river $10,000.00. Lot 3 eontains 1. S a, --es <br />in art abut the overall plat density is l acres lx - residenl. i -a! <br />unit. In addition, the area limitation would prevent a fature <br />subdivision of lot 3. The Planninq Commission approved d <br />conditional use perwit for the jue•st house on Iot l based o-,. <br />the following findings: <br />1 - Lot 1's area h.is not changes from uriginal lot 8, <br />Brackens Point. <br />2 - overall density of plat is 2 accts per resi,lential <br />tinit. <br />
