Minnesota: <br />CITY of ORONO <br />RESOLUTION OF THE CITY COUNCIL <br />NO. 3 5 3 S <br />NOW, THEREFORE, BE IT-1ESOLVED by the City Council of Orono, <br />FINDL\GS <br />1. This application was reviewed as Zoning File #1994. <br />2. The property is located in the LR-lB Lakeshore Residential Zoning District <br />requiring one acre in area. The property consists of 10,586 s.f. or .24 acres. <br />3. The Orono Planning Commission reviewed this application on February 22, 1995 <br />and recommended unanimous approval of the variances as amended, based upon <br />the following unique findings and hardships: <br />A. The City has received no negative comments from the neighbors to either <br />the north or south. The structure will have a minimal impact on the <br />residence to the south. The residence to the north will not be impacted <br />by ,.,e addition because of the 45° angle at the side. <br />B. The residence was constructed prior to the current lakeshore, shoreland <br />standards. <br />C. The property does not meet the current standards of the LR-1B zoning <br />district requiring one acre in area. The subject property consists of <br />10,586 s. f. The required lot width is 140' . The average width of the <br />subject property is 54' . <br />4. The City Council finds that the conditions existing on this property are peculiar <br />to it and do not apply generally to other property in this zoning district; that <br />granting the variances would not adversely affect traffic conditions, light, air nor <br />pose a fire hazard or other danger to neighboring property; would not merely <br />serve as a convenience to the applicant, but is necessary to alleviate a <br />demonstrable hardship or difficulty; is necessary to preserve a substantial property <br />right of the applicant; and would be in keeping with the spirit and intent of the <br />Zoning Code and Comprehensive Plan of the City. <br />Page 2 of 6 <br />rw M Pr v-- <br />
