No ... accessory building shall be located nearer the <br />front or street lot line than the principal building on that lot . <br />Pertinent Facts <br />• Setback from street to existing house: 162.1' <br />• Setback from street to ,existing shed: 148' <br />• Setback from street to proposed shed: 146' <br />Discussion <br />The applicant proposes to replace an existing 8'xl6' shed with a 10'x16' shed. The <br />location slightly nearer the street than the residence requires a variance. <br />Please review the applicant's statement of hardships. Applicant indicates that topography <br />to the rear of the residence is steep. The obvious flat area just north of the house which would <br />meet code requirements is occupied by a wild flower garden. Moving the location further east <br />would place it in the drainageway that drains the driveway area. <br />No trees need to be removed by replacing the shed in its current location. Your site <br />inspection will confirm that the property is heavily wooded. The natural woods and added <br />plantings through the decades make this a very secluded site. The shed will be screened from <br />the road by existing evergreens so as to be not obtrusive and virtually invisible in all seasons.
