Their property is 160 feet wide on Briar; it is only 87.5 feet deep and like most of the <br />properties in the Crystal Bay neighborhood does not conform to the 2 acre minimum lot size of <br />the RR-18 district. In addition to the sub-standard lot area, the shallow depth, with overlapping <br />SO-foot front and rear yard setbacks, is a practical difficulty making constructing a conforming <br />home on this property impossible.
