Subject: <br />Background <br />6 <br />#15 -3776, Jeffrey and Brenda Zitzloff, 1380 Briar Street <br />Variances <br />Public Hearing <br />The applicant's property is approximately 1/3 acre in area and has 160 feet in width where 2.0 <br />acres in area and 200 feet in width are required. He is proposing to construct a new single ·1 <br />home on the property and is requesting lot area, lot width, front and rear yard a side yar <br />setback variance in order to do so . The proposed home.will be situated 20 feet fr,-..-rz5 rear <br />lot line , f et fr the front lot line where 50 foot setbacks are required; and 49 feet from the <br />side ot · e where a 30-foot setback is required. The home will meet the north side yard <br />set 5 feet; a pool in a conforming location is also proposed. <br />In reviewing the request, Staff finds practical difficulties exist to support redevelopment of this <br />property, such as the substandard lot area and width are not the result of actions by the <br />landowner; the new single family home is reasonable and consistent with the comprehensive <br />plan. The hardcover and r u, I coverage proposed meet the requirements of the Zoning code. <br />Granting front, rear an side setb ck variances in addition to the lot area and lot width variances <br />to redevelop this proper · not merely serve as a convenience to the applicant . The proposed <br />home and setbacks appear to be consistent with the goals of the comprehensive plan; fit the <br />character of the neighborhood; and do not appear to adversely impact adjacent properties. <br />In summary, Planning Department Staff recommends approval of the variances as requested. <br />~lvku <br />f+eevv\ Vlt()
