CROSBY, SR. <br />FILE NO. 895 P000710C <br />WHEREAS, the City of Orono is a munici r►a l corporation <br />organized and existing under the laws of the State of Minnesota; <br />and <br />WHRREAS, the City Council of the City of Orono <br />(hereinafter "City Council") has adopted subdivision regulations <br />for the orderly, economic and safe development of land within the <br />City; and <br />WHEREAS, the City Council has considered the <br />application for a sut,di vi sion by Thomas M. Crosby, Sr. (herein- <br />after "the subdivide r") of a property legally described on the <br />certificate of survey attached to this resolution; anc'. <br />WHEREAS, the., subdivider has completed all requirements <br />of the City: and <br />WHRRRAS, per Section 10.03, Subdivision 6 (C) of the <br />Municipal Cede, the Council approves the creation of a sub- <br />standard lot and further grants a permanent. area variance to <br />combined Parcels D i E legally described on the certificate of <br />survey ,attached to this resolution based on th,, fol lowing <br />findir.gF, <br />1. The proposed subdivision of a lot line rearrangement <br />doer not increase the overall density of the total parcels. <br />2. The benefittinq homestead property, a severely sub- <br />standard lot per the Standards of current RR -lb Rural <br />Residential Zone, wi l 1 now have additional area for future <br />s ept i c- improvement s. <br />3. The undeveloped property (combined Parre1s D i E) has an <br />adequate building envelope and rv-iitable area for a principal <br />and alternate septic drainfield. <br />4.
