The involved properties include the 0.92 acre <br />Crosby lot with existing house, and the vacant Pillsbury pr�lnerty <br />consisting of 3 parcels totaling 2.01 acre-. The proposal would <br />result in an increase in size of the Crosby lot to 1.15 acres and <br />reduction of the Pillsbury lot to 1.78 acres. <br />Both the pruperties are relatively low, mostly less than 5' above <br />lake level. The existinq septic system for the Crosby house was <br />inspected in Fall 1984 and appears to be quite functional. A new <br />water softener discharge drainfield was added last fall. <br />Because of the low elevations, Mr. Pillsbury did have septic <br />testing done on the south end of his vacant property. A specially <br />designed "mound" drainfield system would be required in order to meet <br />current codes if a new house is ever constructed. .n addition, por- <br />tions of the southwesterly quadrant of this lot are below elevation <br />931.5, or within the protected Flood Fringe District, hence any fil- <br />linq or grading in this area would be subject to a CUP, and MCWD and <br />DUR review. The low area does not continue to the lakeshore, and will <br />need some study to determine whether fillinq would be detrimental. <br />Based on the draintit•ld site location-, and the low land at the <br />site, the subdivision does slightly decrease the possible buildinq <br />envelope for the Pil lshury lot. Note, however, that a line of <br />existing trees near the north end of the lot does seem to move ILhe <br />logical house site further to the south. In addition, the subdivis.on <br />does decreaaf• this lot to u►.du r two acres, so that any future proposal <br />to bui Id can it wi l 1 also require a lot area variance.
