Lynn, 1265 Bracketts Point Road - VARIANCE <br />ZONING DISTRICT: LR-lA <br />APPLICATION: <br />A) Front yard variance required for traveled not platted road (see <br />Exhibit 4): <br />Required <br />- 50' <br />Proposed <br />- 34' <br />Variance <br />- 16' = 32% <br />B) Hardships: <br />1) Width of lot 175' - setback from lakeshore of 75' and <br />street setback of 50'. <br />2) Location of traveled road as opposed to platted road. <br />The Lynns request a front yard variance setback of 16' for a tennis <br />court 60' X 120'. The subject lot is 3+ acres, but a long, narrow <br />lakeshore property. The court will be constructed in a heavily <br />wooded area of the property. The On -Site Manager advises that the <br />location of the tennis court will not effect the existing or future <br />drainfield area. The improvement will not cr.zate a hardcover problem. <br />Please review the Planning Commission Minutes of June 23, 1980 for <br />ba:kground and approving recommendation. <br />
