M S & R <br />Members of the Orcno city Council <br />22 November 1989 <br />Page 2 <br />Our initial design work suggested a plantroom <br />off the sunroom, which would have made the <br />most sense based on the design of the <br />existing house and how the Pillsburys use it. <br />However, the location was clearly too close <br />to the lake. <br />Its current proposed location off the master <br />bedroom suite still allows it to be adjacent <br />to the work and informal living areas of the <br />house. We had pursued a tub room addition, <br />annexed to the plantroom, that would have <br />been an ideal solution to dealing with the <br />Pillsburys' arthritis problems, but decided <br />to eliminate it to minimize the amount of <br />hardcover within the 0'-75' zone and to <br />reduce the overall visual impact of the <br />addition from the lake. Note that the <br />southeast corner of the addition would come <br />no closer than 58.5' to the lake. <br />Orchids require bright but filtered sunlight. <br />The proposed location of the plantroom on the <br />south side, screened by deciduous trees and <br />the trellis -like roof overhand, is ideal for <br />cultivation. It is long and narrow in form <br />to maximize exposure to the sun. It is quite <br />small in size (about 210 s.f.), j11^l" long <br />enough to accommodate the orchids d just <br />wide enough for two chairs. It also aligns <br />perfectly with the reinforced existing <br />circulation axis leading from the front <br />entrance hall. We have reviewed all <br />conceivable location options :or the addition <br />with the Pillsburys, especially since they <br />are involved in interior remodeling, but can <br />come up with no feasible alternative. the <br />proposed addition represents the only <br />acceptable location. <br />r <br />r <br />¢ w� <br />y <br />PRO PO SF1) AUUITift <br />�.
