1 <br />I ) <br />l\1INUTES OF THE ORONO PLANNING COMMISSION !vIEETING <br />HELD MARCH 21, 1994 <br />(#1) #1898 PAUL AND ROSE HAUSER <br />2801 CASCO POINT ROAD -VARIANCES -PUBLIC BEARING -7:12 P.M. -7:19 P.M. <br />The Chairman announced that this is the continuation of a public hearing originally held at the <br />January 18th meeting of the Planning Commission. <br />Mr. and Mrs. Hauser were present. <br />Mabusth reviewed the proposal for an addition at 32' x 25' submitted for the January meeting <br />and the current proposal at 25' x 27'. The proposed addition is reduced by 75 s.f. with a <br />reduction in the driveway of 69 s. f. and the removal of a lakeshore staircase. Planning <br />Commission members had previously had no objections to the setback variance for the breakfast <br />nook addition and after-the-fact deck because there was sufficient room for safety vehicles to <br />maneuver and the breakfast nook addition was exposed to a neighboring garage. Mabusth <br />explained the hardcover in the 75-250' setback area was originally proposed at 30.8% and has <br />been reduced to 28.6%. Within the 250-500' setback area, hardcover was at 56.9% and is <br />proposed at 30 % . <br />Smith noted there was no typical arrangement for garage placement on properties in the Casco <br />Point area. Often garages are kept near the street to minimize hardcover. Aesthetically she <br />would like to see a different placement of the garage but had no better suggestion. <br />Nolan asked if the sidewalk would be moved closer to the garage . Hauser confirmed it would <br />be moved under the overhang. <br />Rowlette commented the applicants had made a good effort at improvements. <br />It was moved by Rowlette, seconded by Nolan, to approve Application #1898 for Paul and Rose <br />Hauser, 2801 Casco Point Road , to allow variances for side setbacks, an average lakeshore <br />setback and hardcover for additions to the existing residence. At <br />an earlier review, the Planning Commission approved replacement of stone steps in another <br />location that had been incorrectly removed. <br />2
