We have also reviewed the <br />basement elevation relative to the original contours. The original site grad- <br />ing plan indicated a uasemen. floor elevation of 933.4. The attached site <br />plan (Figure I) indicates various depths between original ground and the base- <br />ment floor. Area I required an excavation of 4 to 7 feet. Area 11 required <br />an excavation of 7 to 10 feet and Area III required an excavation of 10 to 17 <br />feet. 'the developer has proposed to outlet the footing drain to the lagoon <br />area. We would not see this as a problem if properly constructed. <br />The current site grading plan directs storm water runoff from the east 1/3 of <br />the lot south and east to the take. This plan directs the runoff through a <br />pond which should improve the water quality prior to entering the lake. The <br />original site grading plan iirected all storm water runoff west to the boat <br />I <br />agoon on the property and then into Crystal Bay. We feel the revised site <br />plan is an improvement to the overall drainage plan for the area. <br />The current site grading plan proposes changes from the original site plan in <br />three primary areas as shown on Figure it. Area I would be south of the home <br />and has become an option because of the lot line rearrangement. Area II con- <br />sists of a proposed berm south of the driveway near Bohns Point Road. Area <br />Ill consists of a berm north of the drivewav near Bohns Point Road. <br />the changes proposed to Area I are beneficial as a level area on the lot would <br />be provided to improve groundwater percolation, fill above original ground in <br />this area would range from 0 to 8 feet. Area II would consist of a berm and <br />plantings to screen the property from the road.
