The original building permit application included <br />decks on the lake side, additional hardcover in the courtyard, <br />and a standard driveway with apron. At the request of the <br />applicant, the decks and courtyard improvements were excluded and <br />the driveway was proposed to be constructed of a porous pavement <br />in order to meet hardcover requirements if variances were denied. <br />The proposed house and location met all code requirements and <br />permit was subsequently issued based on the above proposal, with <br />a hardcover variance application immediately filed. <br />Please review the survey and the hardcover calculations. <br />Applicant's rationale for requesting the variance is that a large <br />portion of the lot is in the 250' - 500' zone and wi 1 1 have no <br />hardcover where 30% is allowed, hence the total requested <br />hardcover behind the 75' setback line will be less than the <br />maximum allowed. This is essentially a tradeoff between <br />hardcover in the 75' - 250' and 250' - 500' zones. Note that <br />this type of a tradeof f has not hen granted in the past for new <br />construction; only in cases where there was an existing hardcover <br />problem. Note that the house and proposed decks are located more <br />than 75' from the shoreline and behind the 931.5' elevation line, <br />below which no filling or grading is allowed. The entire <br />property would be allowed 7,257 s.f. of hardcover at maximum <br />development. <br />
