The original building permit application included decks on the <br />lake side, additional hardcover in the courtyard, and a standard <br />driveway with apron. At the request of the applicant, the decks and <br />courtyard improvements were excluded and the driveway was proposed to <br />be constructed of a porous pavement in order to meet hardcover <br />requirements if variance, wort- denied. Tht-� proposed house and <br />location met all code requirements and permit was subsequently issued <br />based on the above proposal, with a hardcover variance application <br />immediately filed. <br />Please review the survey and the hardcover cjlculations. Applicant's <br />rationale for requesting the variance is that a large portion of the lot <br />is in the 250' - 500' zone and will have no hardcover where 30% is <br />allowed, hence the total requested hardcover behind the 75' setback <br />line will be less than the maximum allowed. This is essentially a <br />tradeoff between hardcover in the 75' - 250' and 250' - 500' zones. <br />Note that the house and proposed decks are located more than 75' from <br />the shoreline and behind the 931.5' elevation line, below which no <br />filling or grading is allowed. <br />Staff would recommend approval based on the over3i l lot hardcover <br />never to exceed 7,257 snuare feet. <br />
