FILE #06-3220 <br />15 August 2006 <br />Page 1 of 1 <br />06-3220, Herb Baldwin on behalf of Jule & Elizabeth Hannaford, 1 220 Bracketts Point <br />Road <br />• Hardcover & Lake Setback Variances <br />• Public Hearing <br />Application Summary: The property currently has a lake-side deck which encroaches <br />almost completely into the 75' setback due to the location of the home The applicant is <br />proposing to remove the existing deck and construct a new, low profile deck, which will <br />be more functional for the property owners. The applicant is also proposing a new rear <br />(street) stoop. <br />The applicant has proposed to remove the 2' wide concrete path to the lake, as well as <br />other miscellaneous hardcover. The application consists of 0-75' and 75'-250' <br />hardcover variances as well as a lake setback variance in order to replace the existing <br />lakeside deck and stoop. <br />Staff Recommendation: Planning Staff recommends approval of variances in order to <br />rebuild a lake side deck and rear entry stoop, however the applicant should be directed <br />to reduce both the size of the deck and the level of hardcover on the property as a <br />whole. Staff recommends denial of the lake setback variance to allow a greater <br />encroachment toward the lake. <br />Issues for Consideration <br />1. The property, while in a location that does not accommodate on-street parking, <br />has a considerable driveway. Are there reductions to the driveway that could be <br />made without reducing the driveway's functionality? Are there other hardcover <br />removals which could be proposed? <br />2. Is the lower profile of the proposed deck a trade off for allowing the deck <br />to encroach approximately 4' closer to the lake than the existing deck? <br />3. Are there screening options that will mitigate the proposed deck's proximity <br />the lake? .✓~\ <br />4.
