The house would be located 90' from the lakeshore, but a variance <br />is required from the average lakeshore setback requirement. The property is located on a point <br />causing the average lakeshore setback distance to be pushed back on the lot. <br />This application requires the following variance: <br />1. Average Lakeshore Setback. The house would encroach 35' into the Average Lakeshore <br />Setback and the pool terrace would encroach 40' into the Average Lakeshore Setback. <br />Lot History: In 1995 the hom~e located on 1665 Bohn's Point Road was demolished and <br />the lot was combined with 1725 Bohn's Point Road creating the existing lot. In 1997 the house <br />located on the 1725 lot was demolished.
