One section is 22' x 32' located on the south side ( over the master bedroom) and the other is 22' <br />x 34' on the northeast side (over the guest suite). <br />The stair addition is to add 17 s.f. onto the existing stairs located between the driveway and residence. The <br />paver walkway will be between the house and the driveway. It is in two different locations, south and east <br />of the driveway. Combined they will total 147 s.f. These areas are currently grass. <br />The entire house is located lakeward of the average lakeshore setback line as drawn between the two adjacent <br />residences. The house sits on a point of the lakeshore. <br />1. Section 10.22, Subdivision 2 and Section 10.56, Subdivision l 6(L)(2): Hardcover in the 75-250' setback <br />zone: Within 75 to 250 feet of the shoreline there shall be no greater than 25% hardcover. To permit a <br />variance to allow 13,209 s.f. (49.3%) of hardcover where 13,045 s.f. (48.7%) exists and 6,687.5 (25%) is <br />allowed. <br />2. Section 10.22, Subdivision 1 (B)and Section 10.56, Subdivision l 6(C)(6): Average Lakeshore Setback: <br />No principal or accessory structure shall be located closer to the lakeshore than the average distance from <br />the shoreline of existing residence buildings on adjacent lots. To permit a variance to encroach 88' and 92' <br />into the average lakeshore setback. <br />PLANNING COMMISSION: <br />The Planning Commission recommended by a 4 to O vote to: <br />Approve the application with the condition that hardcover in the 75-250' setback area remain at 13,045 s.f. <br />( 48. 7%). Applicant has indicated that he can remove existing driveway and sidewalks in order to meet this <br />condition. <br />STAFF RECOMMENDATION: <br />To approve the enclosed resolution.
