� O� <br /> O �, 0 <br /> '��;�_:- , CITY of ORONO <br /> � � <br /> �� �'��.` G'�' RESOLUTION OF THE CITY COUNCIL <br /> L�kESI�04� NO. � .� - � <br /> The lot size for admiiusteiing accessory structure ordinances shall be the <br /> actual lot area and shall not credit any of the Conservation Outlot area. <br /> Additional I��dividual Lot Standards: <br /> Lot 1: The westerly 50'of Lot 1 is subj ect to a Conseivation Easement allowing <br /> no structures or hardcover. The northerly yard of Lot 1 is designated as <br /> a side street yard. The rear yard 50' setback is coincident with the <br /> Conservation Easement boundaiy. <br /> Lot 2: The westerly 50'of Lot 1 is subj ect to a Conservation Easement allowinj <br /> no structures or hardcover. The westerly 50'yard of Lot 2 is designated <br /> as a rear yard for zoning purposes. The westerly 50'setback is coincident <br /> with the Conservation Easement boundary.The southerly yard of Lot 2 <br /> shall also be treated as a rear yard,and shall be subj ect to a 5 0'rear yard <br /> setback and the 75' creek setbacic. No accessory structures shall be <br /> placed within the 50' rear yards, nor within 75' of the creek. <br /> Lot 3: The existin� house setback to Lot 3's northeasterly boundary shall <br /> be reco�ized as a legal nonconformity. However,anynew construction <br /> within Lot 3 shall conform to the standards established herein. The <br /> southerly and southeasterly yards of Lot 3 shall be designated as rear <br /> yards, and shall be subj ect to a 50'rear yard setback and the 75'creek <br /> setback.No accessory structures shall be placed within the 50'rear yard, <br /> nor within 7S of the creek. <br /> Lot 6: There shall be no structural or hardcover encroachinents of the stomiwater <br /> pond easement or the 3�' wetland buffers. <br /> Lot 7: There shall be no strucnu-al or haz�dcover encroaclunents of the stormwater <br /> pond easement,of the 35'wetland buffers,nor of the 30'drainage and <br /> utility easement along the northwesterly boundary of Lot 7. <br /> 3. Tree Preservation and Landscaping.
