back from that same corner of the existing house. Note that there is currently no house on the southerly <br />lot. But because the new house is set back much further from the southerly property line (31% viewing <br />from a possible house on that lot would also be improved over what the existing house afforded. Thus, <br />while we have sited the house to optimize our views, it actually improves the potential sightlines of the <br />neighboring parcels. <br />Hardcover Variance <br />As you can see from the attached site plan, the increased southern setback will also serve to facilitate <br />water drainage from the high point of land just past the southwest corner of our property. Water will <br />flow more naturally from the back of the property to the lake, thereby minimizing the threat of erosion <br />and lake contamination. <br />There is also a heavy tree line on the west side of the easement forcing us to look closely at ingress, <br />egress, and parking needs. Because parking is not permitted along the easement, and the easement is a <br />fair distance from the public street, we need additional driveway space for the convenience of guests. <br />We must be able to graciously welcome elderly relatives, families with young children, and guests <br />visiting on cold and rainy nights. <br />Keep in mind that the current hardcover on the property is 29.02%. We are reducing it to 27.2%. Also <br />please note that we are moving the new house farther back from the lake than the existing house. A <br />section of the existing house now sits only 65' from the lake, and we are proposing the new house at 75' <br />or more from the lake. <br />We are meeting all other massing, height, and structure codes.
