(0.62 acre), 165' wide at OHW, 152' at 75' lake setback line <br />A -Draft PC Minutes of 3/21 /16 <br />B -Notice of PC Action 3/29/16 <br />C -Planning Commission Memo and Exhibits dated 3/15/16 <br />Application Summary: The applicants request average lakeshore setback and hardcover <br />variances in order to construct a new residence to replace the existing residence. <br />Planning Commission Recommendation: The Planning Commission reviewed this application <br />and held a public hearing at its March 21st meeting, and voted 3-2 to recommend approval of the <br />average setback variance and the hardcover variance. Planning Commission noted that the 3-2 <br />vote resulted primarily from the issue of the hardcover variance request, as there appeared to be <br />unanimous support for the average setback variance. The minority voters indicated that with the <br />proposed complete demolition and rebuild in a different configuration, they were not able to <br />justify the need for a hardcover amount greater than the standard 25% allotment. <br />Staff Recommendation: If Council detennines that the practical difficulties test is met and one <br />or both variances are justified, then a partial or full approval may be in order. <br />Please review the attached Pla1111i11g Co111111b,!lio11 memo and exhibits, a11d also please r eview <br />the PC minutes for details of the di.'icus~.-io11 and va,ying pm,'itio11 .,· regardi11g the requested <br />hardcover varia11ce. <br />COUNCIL ACTION REQUESTED <br />Motion to direct staff to draft a resolution reflecting Counci l's conclusions regarding granting of <br />the requested variances , for review and consideration on April 25. Note that the applicants will <br />be notified that the 60-day review period will be extended another 60 days because final Council <br />action will not be possible before th e April 17th end of the initial 60-d ay review period.
