1. The zoning lot meets the minimum lot area and setback requirements. <br />2. The property owners intend to remove an existing residence. The guest house and <br />circular driveway would remain unchanged. <br />3. Variances were previously granted for hardcover to redo the shoreline where there <br />is steep topography. <br />4. There are mature trees on the lot that the property owner wants to preserve. <br />5. The zoning lot is irregular in shape and is located on a peninsula. <br />STAFF RECOMMENDATION <br />To amend or approve the proposed location of the new residence to be located approximately 85' <br />from the shoreline at its closest point instead of behind the average lakeshore setback which is <br />approximately 130'. Hardcover in the 0'-75' lakeshore setback to remain at 12. 3% and in the 75'- <br />250' setback to reduce from 11,606 sq. ft. (26.8%) to 11,603.5 sq. ft.
