<br />The Planning Com miss ion will hold public hearings in th e
<br />Orono Council Chambers at
<br />2780 Kelley Parkway on Monday, July 19 , 2010, beginning
<br />at 6:30 p.m. on the matter of rev iewing the following land
<br />use applications and vacation requests:
<br />10-3467 Steven Schussler and Sun hi Ryan, 1935 Con-
<br />cordia Avenue, LR-1 C zoning district, request a variance
<br />to have hardcover in excess of the allowed 25 percent in
<br />th e 75 to 250 foot zone in order to construct an attached
<br />garage.
<br />10-3471 Wood hill Senior Cottages of Navarre, 2525 &
<br />2545 Shadywood Road, B-4 Office and Professional
<br />Business zoning district, requests conditional use permit
<br />and site plan approval for a 24 bed memory ca re facility.
<br />The site plan includes a variance to place the building 25
<br />feet from the northwest side lot line adjacent to the prop-
<br />erty at 2477 Shadywood Road when a 35 foot setback is
<br />required . Th e applicant also req uests approval of a plat to
<br />consolidate the three existing lots that comprise the site
<br />into one lot and to vacate the drainage and utility ease-
<br />ments associated with these lots.

<br />zoning district, requests a conditional use permit for re -
<br />grading of the property to prevent erosion onto East Long
<br />Lake Road and to provide level areas for a sport court and

<br />zoning district, requests lot width and 75 '-250' and 250'-
<br />500' zone hard cove r variances in order to construct a new
<br />residence on the property as follows: lot width of 60 feet
<br />at the OHWI and 65 feet at the 75' setback where 100 feet
<br />is required; 31 .9% hardcover within the 75'-250' zone

<br />order to construct a 55-unit, 46,349 total square foot, se-
<br />nior living facility ; a Comprehensive Plan Amendment to
