If any of our <br />understanding or assumptions are not correct, or if conditions observed during <br />construction are significantly different than those encountered in our geotechnical work, <br />we should be contacted immediately so we may review our recommendations .. <br />4.1 Proiect Data <br />We understand that the proposed construction will consist of demolishing the existing <br />house and building a new luxury home with garage on the same property. The luxury <br />home will not include a basement, and may have a slightly larger footprint than the <br />existing home. We were informed that the design team may raise site grades <br />approximately 2 feet. It is our understanding that the new luxury home construction will <br />have a poured concrete foundation supporting a wood framed structure with portions of <br />the structure being comprised of stone and brick. Pre-cast concrete may also be used <br />for portions of the structure. <br />The existing home has cracks in the masonry foundation walls that are visible on the <br />outside of the structure. These types of cracks often indicate differential settlement of <br />the structure. In our opinion, this is due to the underlying cohesive soils coupled with <br />the high water table. During periods of freezing and thawing, cohesive soils have the <br />tendency to heave, thus causing distress to the overlying structure. <br />4.2 Discussion <br />The soil boring encountered cohesive soils to a depth of 18½'. In our opinion, the soil <br />as depicted by the boring, combined with the high water table, is not suitable to support <br />standard shallow frost depth foundations for the proposed construction.
