Response to Hardship Variance Questions <br />1. Due to the lot size, configuration and driveway easement, it would be <br />impossible to meet the average setback line, surface square footage, <br />and provide enough structural square footage for a lot of this value <br />And accommodate parking. <br />2. This property is endowed with gorgeous mature trees creating a <br />natural site barrier from the neighbors. A conforming structure would <br />require removing 8 of the 11 one hundred plus year trees in that area <br />of the lot. <br />3. It will not alter the character, if granted the new structure will <br />conform to the character of the surrounding architecture and <br />neighborhood lakeshore ambiance created by the huge existing trees. <br />4. The current assessed value is 1.6K (lot value). A standard ratio of <br />land value to structure is that the structure by 3X the land value <br />(home value +land)+ 4.8K. Sometimes with the lake lot prices the lot <br />is½ the total value. In any even if the lot value is $1.6 a good <br />economic decision to build on this lot would be if you can build a total <br />package (home +land) at a minimum of $3.2 If this is not possible, <br />you investment is devalued. <br />5. The neighbors would prefer the use of the current footprint preserving <br />the staggered home locations for privacy and retention of the mature <br />trees which screen their view of the house and maintains the current <br />character of the land vs. a clear-cut barren lot. <br />9. The conditions are unique to the house due to the era in which it was <br />built, the location of the footprint, and the trees. The existing home is <br />a concrete block, flat roof contemporary home built in 1949. <br />10. To build a home that more closely correlates to the assessed land <br />value and one that is architecturally more consistent with the rest of <br />the neighborhood. <br />11.NIA <br />12.
