Although a house may be able to be constructed within the narrow definition of <br />hardcover requirements, it would place a burden on us as the homeowner, reduced <br />enjpyment and use of the property and cause a development inconsistent with the <br />neighborhood for the following reasons: <br />a. To build a house meeting the needs of a growing family and in character with <br />the neighborhood, the house would need to be pulled towards the road off the <br />natural building pad creating undesirable site lines for the neighbors and <br />homeowner. <br />b. Considerable earthwork and earth export would be required to be removed due <br />to the existing natural grades. <br />c. The driveway location would need to be changed from its current natural <br />location to the north creating additional soil export and the traffic and aesthetic <br />problem of the drive lining up with the neighbors drive across the street. <br />2. The lot meets area requirements (which is why there are no additional variances <br />requested). However, the natural slopes, lot depth, average lakeshore setbacks, <br />location of adjacent existing homes, natural existing location on the lot for a house <br />and existing driveway location all come together to create an existing unique <br />property. Additionally, we are improving existing drainage. <br />0
