We understand from <br />discussions 'With you that the propose-cl hara covtr area. in the 75 250 feet zone from Lake <br />Minnetonka is gteater than the 25~/o allowed by City code and a variance is required for <br />construction of the home. <br />Acoording to the Survey prepared by Coffin & Gronbtrg and the Preliminary Site Plan prepared <br />by Kee-nan & Sveiveo, the lot area within the 75~250 feet zon~ is 31,900 s.f. and th~ p1oposed <br />hard cover in the same z:one is 9t524 s.f. or 29.8%. By code the allowable hard cover in the zone <br />is 7,9T:i s.f., or 25%. Therefore, the hard cover exceeds the code by 1,549 s.f.
