Fred Rogers, Jr. in his request for two <br />variances on the property located at 1%10 Bohn's <br />Point ;toad. <br />The lot area and width variances were approved <br />over one year ago with several conditions. He <br />is now requesting a similar variance but has <br />added the request for a variance from the rear <br />yard setback requirement. Several parties have <br />shown an interest in purchasing the property <br />if the existing barn -garage could be renovated <br />into a dwelling. 'Phis would require the added <br />variance of six feet from the required thirty <br />foot rear yard setback requirement, as the <br />existing barn -garage is located only 24' from <br />the rear lot line. <br />The old house shown on the survey has been <br />partically razed, however, hazardous conditions <br />do exist as touch of the debris has been left on <br />the site and the existtng excavation is un- <br />protected. Mr. Fox has been informed that this <br />proposal would be deferred until these conditions <br />are corrected. <br />Planning Commission Meeting - January 5, 1976 <br />The Commission made a notion that Ilr. Fox, agent <br />for Fred Rogers, Jr., be informed that because <br />of the applicant's lack of representation <br />and because the hazardous conditions at the <br />property site had not been corrected, the <br />petition be tabled. <br />Paurus moved, Butler seconded, that the side- VARIAIICE <br />yard setback variance for Thomas P. Nelson, 3245 Carman Road <br />3245 Carman Road, be approved because .it is a <br />reasonable proposal based on a hardship because <br />of lot configuration. Ilotion, Ayes (4) - Nays (0). <br />Henry ttuhich, Building a Zoning Administrator, <br />stated that Ilrs. Hildur Hollander, 345 Spring <br />Hill Road, is requesting approval of the sub- <br />division of her existing four -plus acre parcel <br />into two parcels slightly larger than two acres <br />each. Enclosed is a copy of the proposal along <br />with the Fn+aineer's reports from both Fir. Coffin <br />and the Village Engineer. Both parcels would <br />rieet the two acre area and 200' lot width <br />equirements in this RR-lB zoned district. <br />A public hearing is scheduled for February 2, <br />1976 at 7t 30 P.M. in the City 11,il l . 11 <br />SUBDIVISION <br />345 Spring hill Road <br />
