Potas, 2190 Shadywood Road - <br />Variance - Second Review <br />This item was tabled at Planning Commission's February meeting to <br />allow applicant to consider revisions to the proposal. <br />LIST OF EXHIBITS <br />Exhibit A - Memo and Exhibits oft-12-87 <br />Exhibit B - Notice of Planning Commission Action 2-19-87 <br />DISCUSSION <br />Staff viewed the site with applicant on 3-2-87 and noted the <br />following: <br />a) The existing house is 15'2" from the fence, which is <br />inside the lot line. The extension of the house will not <br />encroach on the required 10' setback. No side setback <br />variance is necessary. The survey is not drawn correctly. <br />b) The drainage swale at the side of the applicant's <br />residence is apprcpriate and should be maintained, but does <br />not appear to be a problem for either property. <br />C) Applicant proposes to remove a tot, 1 of 900 s.f. of <br />existing rock -with -plastic hardcover, for a final 75'-250' <br />hardcover reduction to 45.4% from 46.7% existing. (See <br />Exhibit F). A reduction in the 250'-500' zone from 42% to <br />32% is also suggested by the applicant. <br />D) Staff notes the existence of a drainage manhole in the <br />driveway which accepts a portion of the driveway runoff into <br />a 55 gallon drum "french drain", hence reducing the impact <br />of hardcover on the property by collecting a portion of the <br />runoff and letting it soak into the ground. <br />E) Average setback encroachment. Applicant feels that a <br />reduction in size or a change in location of the proposed <br />addition will not serve his purpose and intent for the <br />addition. He is su.agestinq that the neighbor to the south <br />has trees which already have the effect of providing a <br />visual harrier, hence no substantial lake views currently <br />enjoyed t:y the nevighY,or wi l l he significantly impacted. <br />
