Potas, 2190 Shadywood Road - <br />Variance - Resolution <br />List of Exhibits <br />Exhibit A - Memos and Exhibits of 3/13/87 and 2/12/87 <br />Exhibit B - Notice of 3/25/87 <br />Exhibit C - Revised Proposal - Revised Hardcover Calculations <br />by Staff <br />Exhibit D - Planning Commission Minutes of 2/1.7/87, 3/16/87 <br />Exhibit E - Proposed Resolution of Approval as Revised <br />Discussion: <br />The applicant originally requested hardcover and average <br />setback variances to construct a room addition and deck. <br />Planning Commission recommended 5-2 to deny the addition, the <br />main reasons being the encroachment on the neighbor's views of <br />the lake, and to a lesser extent the additional hardcover in the <br />75-250' zone. <br />Applicant has revised his piupusa' now to exclude the room <br />addition and proposes now to construct only a deck of 763 s.f. <br />(smaller than the original proposai), behind the average <br />lakeshore setback line so there is no need for an average setback <br />variance. Further, he is still proposing to remove 1,460 s.f. of <br />hardcover by removing plastic from beneath his extensive rock <br />beds, resulting in a 75-250' net. reduction from 46.7% to 43.7%, <br />and from 42.0% down to 36.1* in the 250-500' zone. <br />Staff Recommendation: <br />The Planning Commission has not reviewed the revised <br />proposal. Given the discussions at the two Planning Commission <br />meetings, staff feels that aererally thf Planning Commission <br />would be in favor (-.f the revised props)>ai. Council has the <br />ful lowing options: <br />OR <br />OR <br />1. Approve per a ched resolution drafted by staff (irodify <br />If necessary). <br />2. Send back to Planninq Commission for review of proposed <br />revision (Planninq Commission on 4/20/87, then bark to <br />Council on 4/27/87). <br />3. Direct staff to draft a denial resolution if you wish to <br />deny. <br />
