Hardcover, 75-250': <br />Existing + 3700 s.f. or 21.1% <br />Allowed 4375 s.f. or 25% <br />Proposed + 4875 s.f. or 27.9% <br />DISCUSSION <br />Mr. 6 Mrs. Zul to are purchasing the property from Mrs. Stetler, <br />and plan to raze the existing residence and construct a new home on <br />the site. Since the lot is 100' wide where 140' width is required, <br />the lot width variance is necessary. 'rhe required minimum side <br />setback in this zone is 10', which the existing house does not meet. <br />T!.e new home is proposed to have a 12' setback on the we-t and 16' on <br />the east. Staff recommends approval ci the lot wig' variance. <br />The second variance requested is for an 8' .--r>achment on the <br />average lakeshore setback with the proposed deck. In viewing the <br />site. and noting the topography, curvature of the shoreline, existing <br />vegetation and existing views from the property to the east, staff <br />feels that the 8' deck encroachment at a point 40' from the east lot <br />line will likely not have a significant effect on the neighbor's lake <br />views. we have not had any comment from the neighbor to the east. <br />There will bo no apparent encroachment on any views of the westerly <br />neighbor. <br />
