Applicant requested <br />variances to allow a new 2-car detached garage to be located 2'from the <br />side lot lire and ?' from the street lot line, replacing a small shed <br />structure that abuts both lot lines. <br />The standard t- 7 10' side setback and 10' street setback for detached <br />garage with side -opening doors. Applicant requested the street setback <br />variance in order to decrease necessary driveway hardcover, so that a <br />future proposed house addition would not put him over the hardcover limit <br />of 25%. <br />The side setback variance was requested so that the lot will retain a <br />more "open" character and preserve applicant's easterly lake view. <br />Planning Commission at their 3/16/87 meeting recommended as follows: <br />1) Street lot line setback: 10' <br />2) North side lot line setback: 5' <br />3) Maximum 75-250' hardcover: 27% allowed <br />(8,977.5 s.f. x .27) - 2,424 s.f. hardcover allowed <br />4) Existing deck in 75-250' zone which is specially designed and <br />constructed shall continue to be considered as not hardcover. Any new <br />decks regardless of construction/design will be counted as hardcover. <br />5) Given that the house by applicant's calculation is 933 s.f., the new <br />garage is to be 528 s.f., this totals 1,461 s.f., leaving 963 s.f. to <br />accommodate driveway apron and future proposed house addition. <br />
