The proposed plat includes two lots which will be conforming with respect to area and <br />width. Each lot will be served via Sohns Point Road which extends southerly off of North <br />Shore Drive. <br />5. Each lot is proposed to be served with City sewer and private water supply wells. <br />6. The Developer has proposed a grading plan to establish building pad locations and <br />elevations. The proposed elevation of the building pads will be used to establish new <br />existing grades for the purpose of evaluating building height. <br />7. The City has no current plans for trails or parks that specifically require dedication of <br />land from this property. Because dedication of land for park purposes is not required at <br />this location, a Park Dedication Fee in lieu of land per City Ordinance would be <br />appropriate. <br />8. All proposed lots will contain suitable area meeting all established LR-1 B district setback <br />requirements to allow the construction of single family residences. <br />CONCLUSIONS, ORDER AND CONDITIONS <br />NOW, THEREFORE, BE IT RESOLVED, that based upon one or more of the <br />findings noted above, the City Council of the City of Orono hereby grants Preliminary Plat <br />Approval for DNA Properties, LLC, for a 2-lot plat per the Preliminary Plat survey/drawing by <br />Mark S. Gronberg of Gronberg & Associates, Inc. dated 12/02/13 and attached hereto as <br />Exhibit A, subject to the following conditions: <br />1. Approval is subject to Minnehaha Creek Watershed District (MCWD) approval and <br />permits as required. Final plat approval shall not be granted until the Developer has <br />provided evidence that all required MCWD permits have been obtained. <br />1. Existing grade for both lots for building height determination and calculation of the <br />number of stories shall be the proposed grades as shown on the Proposed Grading Plan <br />dated 01/27/14 attached as Exhibit B. The grading plan as approved establishes new <br />existing grades. <br />2. Development Fees based on 2014 Fee Schedule: <br />A. Park Dedication Fee.
