September 10, 2001 <br />David & Jodi Dalvey <br />3230 Bohns Point Lane <br />Wayzata, :MN 55391 <br />RE: 1520 Bohns Point Road -Variance Application( s) <br />Dear Jodi & David: <br />We understand that you are applying for several variances in connection with your potential <br />construction at 1520 Bohns Point Road. You have shown us a survey dated 2-22-01 from Coffin <br />& Granburg which shows the location of a new house on the site of the old house. With reference <br />to that drawing which will be included along with this letter in a Request for Variance <br />Application submitted to the City of Orono on September 18, 2001, we agree to support your <br />request for the following two variances. <br />MINIMUM LOT WIDTII: <br />We understand the City of Orono requires a minimum lot width of 144 feet and that your lot is <br />only 100 feet wide and consequently you are requesting a variance from the City of Orono. <br />Without a variance, you cannot build on the lot per City of Orono statutes. We agree to and <br />support your request for a variance so that you may build on the lot <br />MINIMUM SETBACK REQUIREMENT: <br />We understand the City of Orono has a setback requirement which prevents the construction of <br />any foundation or hardcover (patios, decks, etc.) to the East of a straight line drawn between the <br />easternmost point of the foundation/hardcover of the house at 1500 Bohns Point Road and the <br />easternmost point of the house at 1540 Bohns Point Road. We understand that you intend to <br />position the proposed new house further from Lake Minnetonka from where the existing house <br />foundation currently sits, but ahead of the straight line between the two neighboring homes. <br />Without a variance, you would need to move the house away from the lake another 15 to 20 feet <br />to comply. This distance does not impact our view of the lake and because the new house will be <br />fur.her back, actually would improve our view if we had such a concern.
