Hardcover in the Oto 75 foot zone would remain at 0.59% <br />when no hardcover is allowed. Hardcover in the 75 to 250 foot zone would be reduced from 17.4% to <br />17 .16% when 25% is allowed. Hardcover in the 250 to 500 foot zone would be reduced from 48.4% <br />to 47.19% when 30% is allowed. In addition 6,607 square feet of plastic under mulch will be <br />removed. <br />Planning Commission Recommendation <br />On October 16, 2006 Planning Commission voted 6 -0 to recommend approval of the hardcover <br />variance. <br />Planning Staff Recommendation <br />Approval of the variance per the attached Resolution. <br />COUNCIL ACTION REQUESTED <br />Adopt or amend the attached Resolution granting a hardcover variance.
