The portion of the patio within the 250 to 500 foot zone will be <br />reduced in size within the perimeter of the existing patio. This work is allowed by State <br />Statute. In the 75 to 250 foot zone the overall amount of hardcover will be reduced. But a <br />variance is required because some of the hardcover is being changed from a deck to a patio <br />and there will be hardcover where there is not currently hardcover. In addition while the <br />hardcover in the 75 to 250 zone is well below the maximum, hardcover in the 250 to 500 foot <br />zone is above the maximum, even if the unused hardcover allowance from the 75 to 250 foot <br />zone were added to the 250 to 500 foot zone allowance. <br />Hardship Statement <br />Applicant has completed the Hardship Documentation Form attached as Exhibit B, and <br />should be asked for additional testimony regarding the application. <br />Hardship Analysis <br />In considering applications for variance, the Planning Commission shall consider the effect of the proposed <br />variance upon the health, safety and welfare of the community, existing and anticipated traffic conditions, <br />light and air, danger of fire, risk to the public safety, and the effect on values of property in the surrounding <br />area.
