N O. � �. � � <br /> S <br /> � A RESOLUTION GRANTING PRELIMINARY <br /> APPROVAL OF A CLASS II SUBDIVISION . <br /> FOR PROPERTY LOCATED AT 2190 WAYZATA BOULEVARD <br /> -FILE NO. 2425 <br /> WHEREAS,Sidney and Barbara Rebers(hereinafter the "Applicants") on February <br /> 19, 1997, filed a formal subdivision application with the City of Orono (hereinafter "City") for <br /> approval of a replat of property legally described as: <br /> Outlot E, Sugar Woods, except that part shown as Parcel 342A on Minnesota <br /> Department of Transportation Right-of-Way Plat No. 27-70, Hennepin County, <br /> Minnesota (hereinafter "the Property"); and <br /> WHEREAS, this replat is proposed for the purpose of converting said Outlot <br /> E to buildable lot status in order that the Property may be developed, as required by the City <br /> � as a condition of the plat of Sugar Woods; and <br /> WHEREAS, after duly published and mailed notice in accordance with <br /> Minnesota Statutes 462.358 et. seq. and the City of Orono Zoiung and Subdivision Codes, the <br /> Orono Planning Commission held a public hearing on March 17, 1997, at which time all <br /> persons desiring to be heard concerning this application were given the opportunity to speak <br /> thereon; and ' � � <br /> . � <br /> WHEREAS, at its regular meeting held on April 14, 1997, the Orono City ` <br /> Council considered the subdivision application of the Applicant and made the following <br /> findings of fact: <br /> 1. The property is located within the B-1 Retail Sales Business Zoning District <br /> requiring a minimum lot area of 20,000 s.f. and a minimum lot width of 100'. <br /> 2. The property contains a total area of 41,612 s.f. and has a defined width of <br /> approximately 146'. <br /> 3. The proposed plat consists of one commercial lot meeting the minimum lot <br /> standard requirements of the B-1 Zoning District. � <br /> :� � Page 1 of 10 ` <br />
