The property is located within the RR-1B, Single Family Rural Residential District <br /> requiring a minimum of 2 acres lot area. The existing lots are as follows: <br /> � 60 Orono Orchard Road 55,862.6 s.f. <br /> 45 Smith Avenue 52,350.2 s.f. <br /> 2. Both lots are scheduled for sanitary sewer installation. The rearrangement will not <br /> require drainfield sites on each lot. <br /> 3. Drainage and utility easements have been dedicated along interior property lines. <br /> • 4. Lots in the RR-1B district are required to be 200' wide at the front yard setback. <br /> Each lot increases 17' in width. The impact on the rear property width would be <br /> minimal with each lot only losing 17' in width at the rear. <br /> 5. The code defines subject lots as through lots. <br /> NOW, THEREFORE, BE IT RESOLVED, that the City Council of Orono <br /> hereby approves the lot line rearrangement of the above referenced property by the subdividers <br /> as shown on the certificate of survey by David E. Crook, a licensed surveyor, dated July 21, 1999 <br /> and revised September 20, 1999, attached Exhibit "B". The approval is subject to the following <br /> conditions: <br /> 1.
