Olson, Asst. -oning Administrator <br />DATE:: September 13, 1977 <br />SI1B YF=: Durwel l Vetter - Big Island <br />Subdivision (Pre 1 im ina ry ) <br />This proposed subdivision involves the division of one parcel into three lots, <br />cacti exceeding the minimrmr : acre, ZOO foot width requirements for dry buildable <br />land on Big Island. All three parcels waild retain water frontage. There are no <br />existing structures on the property. 11- abuttinp land is owned by the Elennepin <br />County Park Reserve Board. The low or ifurshv lands along the shore are not <br />included in the area calculations. `:ubdivision considerations should include <br />dock restrictions over the shoreland marshes including oxen space and flaware <br />easements over them and a nark dedication fee. <br />A publir hearing has been scheduled for October 3, 1977, at R:lti <br />PLANNING a1ISSION W-MNr - October 3, 1977 <br />John (,ridley, representing Mr. Vetter, was present. John Christian of the Aennepin <br />County Park Reserve and have Weer of the Metropolitan Park Commission also attended <br />the public hearinh. <br />'ITZe Planning Commission reviewed the three parcel subdivision. Following items were <br />discussed: <br />Flood plain designation <br />a. determined at elevation. <br />h. muct•, of original tract consists of flood plain as a vast area is <br />designated below this 932 elevation. <br />c. Limited area above 932 elevation w(mild probably limit the tract to <br />only two buildable sites. <br />d. Suggest new proposal noting total areas above 932 elevation of each <br />individual parcel (R7,120 sq. fit. Mquired). <br />'. Soil horings indicating high water table <br />a. Lvidence of high water table would indicate difficulty in desiMing <br />adequate septic systems in this area. <br />h.
