Lindahl proposes the removal of the existing accessory shed and
detached garage and replace them with a single 22'x36' detached garage with
an attic area providin3 much needed storage as the present residence
structure lacks storage area.
The improvements wi l l also include the widening, lengthing, and
regarding F 30-40' of the severe 20% grade of the entrance drive. Please
he careful if you plar to visit this site. Staff had to back out of the
dr i . e onto Bohn's Point Road hecau;,e of the length of the City vehicle and
the lack of maneuverable area adjacent to present garage. Applicant will
replace existing timbers with bolder walls adjacent to the entrance way,
the iteeper elevations. The land alterations cannot he connected with the
issuance of the building permit of the new garage but it clearly falls
under tho 100 cubic y:+rd standard and will require a land alteration permit
;ssued by City staff. Please review Exhibit G, rote that site distance
%i 1 1 be pro-tected with plantings of day 1 i l ies and perennia'_s along Bohn's
Point Road.
