Staff suggests berming along roadway within <br />property li ?s to define controlled curb cut to north. <br />Staff sees no need to require special. landscaping or fence <br />screening except if owner plans to store garbage cans or dumpster <br />in yard area - code requirements will take care of that matter. <br />Staff has drafted a resolution of approval for your consideration <br />and action. Note the only variance required to a performance <br />standard of Section 10.20 Sub,ivision 3(1 ) would be required <br />setback from a commercial district. The substandard features of <br />the lot do not have to be addressed but merely stated in the <br />factual findings section of the resolution.
